A home addition built to match the home you have.

An addition or a sunroom is a bigger move than most projects — it touches the foundation, the roof, and the way the house holds heat through a Kingston winter. Done well, you get rooms that feel like they were always part of the home; done poorly, they look added on and feel cold half the year. We design the space with you, handle the permits and drawings, and build it to the same standard as the rest of the house — footings below the frost line, framing tied properly into the existing structure, and an envelope built for the climate. The result is more room you actually use, year-round.

Permits and approvals

We handle the City of Kingston permit and zoning checks, so the build is legal and code-compliant.

Three-season or four-season sunroom

We'll explain the difference and build for how you want to use it: spring-to-fall, or heated for all year.

Design and drawings

We plan the layout with you and prepare the drawings and engineering the City needs.

Insulation and envelope

Insulation, vapour barrier, and cladding to match the house — built for year-round comfort where it's a four-season space.

How we work

We agree on the full scope and price in writing before anything comes apart, so the final price is the price you signed off on. We handle the drawings, the permit, and the inspections, and we keep the site in order while we work. An addition usually runs a few months from design to done — we'd rather plan it properly than rush a build that's tied into your home for good. Where the work allows, we stage it so you can keep living in the house while it goes up.

Materials & Finishes: With an addition, the choices that matter most are the ones you don't see — the foundation, the insulation, and how the new roof meets the old. We walk you through those along with the finishes, so you understand what each costs and why. For a sunroom, we'll explain three-season versus four-season honestly: a three-season room costs less but isn't built for January, and adding heat to it later means reopening the permit. You make the choice with the full picture in front of you, and owner-supplied items are noted clearly in the estimate.
